How is Capri Tiberio Palace positioned? What is your comp set?
In our comp set are Punta Tragara (Small Luxury), JK Place Capri (LHW), Quisisana Hotel, (LHW) Capri Palace Jumeirah (LHW and at Anacapri) Cesare Augustus (Relais & Château and at Anacapri). As the properties operate with various reservation software, we have not got for instance STR results.
Which are the key USPs of the property?
Our location is unique less than a 10 minute walk from the famous Piazzetta and within steps from various shops and restaurants.
The hotel boasts a beautiful contemporary design throughout all the rooms and public areas – most of the accommodations and public spaces have been recently refurbished.
We feature some of the most spacious rooms and suites among the other luxury hotels in Capri – with separate living room and bedroom areas in most of our suites. 90% of rooms have either a balcony or a terrace, while third of our rooms and suites boast sea-views.
We have recently established a Kosher restaurant, in addition to our existing dining options.
What are your expectations post pandemic? Are there still challenges persisting?
We believe in a robust year 2022 with a significant increase on ADR to 2019. The recruitment of professional staff has become challenging.
It seems that, overall, guests are willing to spend more for their leisure activities and comfort as before, more private boats, more helicopter rides and transfers.
Tell us more about the guest profile. Has this changed? Are you targeting different markets?
We believe the feed-market share will remain similar to 2019. The small Eastern Europe market of the past years will be replaced by the US market. We are focusing on all major markets prior to pandemic, except the Eastern European market.
Have consumer habits changed ? – spending, length of stay etc.
We noted that guests like to plan on more out door activities in order to enjoy and explore many different locations. The length of stay remained with 3 nights, may be there will be a change to longer stay for the shoulder season of 2022.
How important is F&B? Do you also welcome non-hotel residence?
F&B remains a focus, to offer an excellent breakfast quality and an outstanding dinning experience.
From June to September 2021 we received many dinner reservations of non hotel residence guests.
