New York-based Extell Development Company, a full-service national real estate developer of residential, commercial, and hospitality properties, and Hilton (NYSE: HLT), a leading global hospitality company, today announced the signing of Waldorf Astoria Deer Valley Resort and Residences. Expected to debut in 2028, the ski-in, ski-out resort will be located within the premier Deer Valley East Village, the first major public alpine ski resort to be developed in North America in over 40 years.
Adjacent to Deer Valley’s newly established longest ski run, the Green Monster, Waldorf Astoria Deer Valley Resort and Residences will offer guests and residents an effortless, world-class mountain experience. This retreat will be elevated by the legendary service and hospitality synonymous with the Waldorf Astoria brand. The resort will feature 132 keys and 105 one-to six-bedroom branded residences available for purchase ranging from 1,099 to 5,155 square feet across two towers.
With seamless ski-in, ski-out access and unobstructed views of Bald Mountain, Hail Peak, Park Peak and beyond, the property will feature 56 hotel residences located above the hotel, complemented by an additional 49 private residences in a standalone Waldorf Astoria Residences Deer Valley tower. Architectural design of the property is led by world-renowned Kohn Pedersen Fox (KPF), and the interior design of the project is led by award-winning hospitality designer AvroKO.
“Deer Valley East Village is the culmination of world-class luxury partners committed to delivering exceptional ski experiences. The addition of a Waldorf Astoria resort and residences builds upon that vision and marries the best of the real estate and hospitality worlds,” said Gary Barnett, founder and chairman, Extell Development Company. “With globally recognized brands such as Waldorf Astoria and Four Seasons joining an extraordinary collection of hospitality, retail, recreation, and residential offerings, the Village is poised to become the crown jewel of North American ski resorts.”
“The signing of Waldorf Astoria Deer Valley Resort and Residences marks a major milestone in Hilton’s growing luxury portfolio across the Americas,” said Kara Randall, vice president, North America luxury and mixed-use development, Hilton. “We’re proud to partner with visionary owners to introduce this ski-in, ski-out resort to Deer Valley East Village, complementing the upcoming Canopy by Hilton at Deer Valley, which is expected to open this year. This Waldorf Astoria resort will further enhance Hilton’s diverse offerings in Utah, where more than 70 properties are already welcoming travelers.”
“We are pleased to welcome Waldorf Astoria Deer Valley Resort and Residences to our global estate of legendary destinations,” said Dino Michael, senior vice president and global category head, Hilton Luxury Brands. “Mountain destinations have always held a special emotional power, and Waldorf Astoria Deer Valley allows us to interpret that through the lens of one of the world’s most iconic luxury brands. This is a place designed around arrival, belonging, and connection to the landscape, where ski-in, ski-out access is paired with deeply considered design and service. It is a luxury that feels natural, immersive, and enduring.”
To complement its unparalleled access to year-round recreational activities, the property will offer a curated suite of on-site amenities for hotel guests and residents, including a 15,000 square foot state-of-the-art spa with treatment rooms, thermal features, and a snow room; fitness centers; ski valet and concierge services; a golf simulator; a kid’s room; a resident’s pool deck along the Green Monster; an indoor lap pool; and a one-of-a-kind outdoor pool and hot tub cantilevered over the ski run below. The property will also feature numerous restaurants, bars, and lounges, including Waldorf Astoria’s signature Peacock Alley; 11,300 square feet of meeting and event space including a 5,200 square foot ballroom; resident lounges; a demonstration kitchen; and more. Construction on the site commenced in May 2025.
Waldorf Astoria Deer Valley Resort and Residences marks the second Hilton property announced for the East Village development. A Canopy by Hilton hotel, overlooking the Jordanelle Reservoir and Deer Valley Resort, and located steps from the Jordanelle Express Gondola, will open this summer. Both Hilton properties at Deer Valley will participate in Hilton Honors, the award-winning guest loyalty program for Hilton’s 26 world-class brands.
Situated just 40 minutes from Salt Lake City International Airport—with daily flights from major domestic and international hubs all over the world—Deer Valley East Village is the new gateway to Deer Valley. The community features hotels, private residences ranging from estate lots to luxury condominiums, up to 250,000 square feet of retail and commercial space, a ski beach, and a diverse array of winter and summer amenities. Deer Valley’s long-awaited expansion reached a major milestone this ski season, with the resort doubling the size of its skiable terrain.
Opening day debuted 80 new ski runs and seven new lifts, in addition to the three new lifts and 20 new runs that opened last season. In totality, Deer Valley will encompass more than 5,726 acres of skiable terrain served by 37 chairlifts across 238 runs, securing its place among the largest ski resorts in North America.
